How to Join Moraga Country Club (Without Paying $75K or Waiting 7 Years)

By Joy Rayner | East Bay Real Estate | Moraga Country Club Specialist

If you've ever thought about living in a community that feels like a resort—but still feels like home—you’re going to want to know how Moraga Country Club (MCC) works.

I get asked about MCC all the time:"Do you have to pay $75,000 to join?""What if I don’t golf?""Is it for retirees?" So let me break it all down for you—the real numbers, the insider info, and the story I keep hearing from residents that might surprise you.

The 3 Types of Membership at Moraga Country Club

MCC offers three main types of memberships, and your experience—and your costs—depend on which path you take.

Homeowner Membership

When you buy a home in Moraga Country Club, you become a full club member automatically. That means:

  • Unlimited golftennispickleballfitness centerpoolbocce, and clubhouse dining

  • No initiation fees

  • No waitlists

  • And your monthly HOA dues (around $1,365) cover everything, including:

    Exterior siding & painting

    Landscaping up to your gate

    24/7 security patrol

    Plus all your club access

You do NOT have to pay $75,000 or $15,000 to join the club as a homeowner. It’s all rolled into your monthly dues. That’s huge value for anyone looking to live actively and stress-free in the East Bay.

Golf Equity Membership (for non-residents)

If you don’t live in MCC but want full access—including golf—you’ll need to join through the Equity Membership:

  • Buy-in: $75,000

  • Monthly dues: ~$1,000

  • Waitlist: ~2 years

This is a great option for serious golfers who live nearby but don’t want to buy in the community.

Swim & Tennis Membership (non-residents, no golf)

This is another option for non-residents who want everything but the golf:

  • Buy-in: ~$15,000

  • Monthly dues: ~$675

  • Waitlist: Currently up to 7 years due to high demand and affordability

This gives access to pools, courts, gym, restaurant, pickleball, and social life—but no golf privileges.

A Story I Keep Hearing…

I’ve talked with many seniors at open houses and around the clubhouse who’ve relocated here from places like San Francisco, Oregon, or even across the country. And they all say the same thing:

“We didn’t want to live somewhere that felt like a retirement bubble. We love that there are kids riding bikes, young families at the pool, people our age on the golf course, and so many ways to stay social.”

That mix of ages and energy is something special—and it’s why so many residents say Moraga Country Club makes them feel youngerhappier, and more connected.

It’s not just a pretty neighborhood—it’s a true lifestyle community.

Quick Takeaway: Want to Skip the Waitlist?

The fastest way to join Moraga Country Club is to buy a home here.

  • No $75K or $15K buy-in

  • No multi-year waitlists

  • Full access to all amenities + exterior maintenance

  • A friendly, vibrant community with room for everyone—from young families to active retirees
